Avenia is a collection of 22 waterfront residences at 20605 NE 34th Avenue in Aventura, with interiors by FENDI Casa. There are only two residences per floor, every home has three or four bedrooms and a private 14-slip marina takes yachts up to 80 feet.
For a boater who wants a branded, low-density building in Aventura, the list of alternatives is short. Start here before visiting the sales gallery, and I'll help you decide which side of the building and which floor fit you best.

From the developer's floor plans. Total includes terraces. Penthouses also include a private rooftop.
FENDI Casa designed the kitchens and the signature arched details. Kitchens have a Sub-Zero and Wolf suite with a paneled refrigerator, wine storage and induction cooking. The master suite has a private terrace, a soaking tub and a FENDI-branded walk-in closet made in Italy. Every residence also has a full laundry room, smart-home controls and a dedicated service entrance and quarters.
Amenities are spread across three levels: the arrival and marina level, a fourth-floor wellness and social level and a rooftop pool deck. For a 22-residence building, it's an unusually deep program.

Avenia sits on a quiet waterway at the edge of a golf course in the heart of Aventura, with open views of the water, the golf course and the city skyline. The marina gives owners direct boat access from home, which is rare at this size.
"Avenia makes the most sense for someone who wants a boat slip, a real half-floor home and very few neighbors. With only 14 slips and 22 residences, I'd confirm the slip arrangement on the specific residence early, then compare the two sides of the building for views and light."

You want a private slip at home for a yacht up to 80 feet.
You want two homes per floor and a private elevator lobby.
You value FENDI Casa interiors and finished design details.
You need three or four bedrooms plus staff quarters and real storage space.
Probably not the right fit if you want direct beachfront, a large-tower amenity scene or a residence under three bedrooms.
Get the current pricing and floor plans, then let's look at which residence actually makes the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate Avenia alongside your other options, including other boutique waterfront buildings in Aventura and nearby, so you understand the documents, costs and timing before you commit.
Start here before visiting the sales gallery. I'd love to introduce you to Avenia, help you narrow the residence that makes the most sense and show you how it compares with the other waterfront options worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
