ONE Park Tower is a 33-story, 292-residence tower by Turnberry inside SoLé Mia, a 184-acre master-planned community in North Miami between Biscayne Boulevard and Biscayne Bay, next to Oleta River State Park. Arquitectonica designed the tower, Meyer Davis did the interiors, and residents have a private beach club on a seven-acre swimmable Crystal Lagoon.
Residences range from one to three bedrooms plus three floors of penthouses, starting at about $1 million. Start here before visiting the sales gallery, and I'll help you narrow the residences that make sense and show you how ONE Park Tower compares with the other Aventura and North Miami options on your list.

Residences are fully finished, with 9-foot-plus ceilings, wraparound balconies with glass railings and views toward Oleta River State Park, the ocean, the Miami skyline or the lagoon. Kitchens have Italkraft cabinetry and Sub-Zero and Wolf appliances, and master baths include a wet room and soaking tub.
Corner residences have direct elevator access, and the top three floors are penthouses.
The building has a full amenity program of its own, but the bigger draw is the setting: a private beach club on SoLé Mia's seven-acre Crystal Lagoon, 37 acres of greenspace with eight miles of trails, and Oleta River State Park next door. A UHealth medical center is part of the community, along with planned dining, shops and a supermarket.

SoLé Mia
SoLé Mia sits in North Miami between Biscayne Boulevard and the bay, about 20 minutes from Miami Beach and downtown Miami, close to FIU, Aventura Mall and Bal Harbour Shops. It feels more like a resort community than a city tower location.
"ONE Park Tower is a lifestyle purchase: a lagoon beach club, trails and a state park at the door, at a price well below the bayfront towers. What I help buyers work through is which view and line make sense, and how the community's ongoing costs compare with buildings closer to Aventura and the beach."

You want space to be outside, kids' programming and a beach club without driving to the ocean.
You'll use the trails, racquet courts and water sports on the lagoon.
You want new construction from Turnberry at an entry point near $1 million.
Probably not the right fit if you want to be on the ocean, walk to a historic downtown or live in a small boutique building.

The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate ONE Park Tower alongside your other options, so you understand the residences, costs and timing before you commit.

New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
