5100 Baybridge Blvd Estero, FL 33928
The Island at West Bay Club is a 24-story tower of 86 corner residences on the Estero Bay shoreline, inside West Bay Club, the 868-acre private club community in Estero. It's developed by Kolter Urban, with architecture by GarciaStromberg and interiors by GS4 Studios. Every residence takes a corner, with views across Estero Bay to the Gulf or over West Bay Club's championship golf course.
The tower has reached its full height, residences are offered from $2.7 million and move-ins are planned for mid-2027. Start here before visiting the sales gallery, and I'll help you narrow the residences and floors that make the most sense and show you how The Island compares with the other Estero, Bonita Springs and Naples options worth considering.

There are four floor plans, a three-bedroom plus den with 4.5 baths and a four-bedroom with four baths, and every one is a corner residence with views in two directions. Interiors run up to 3,680 SQFT under air, with total living areas from about 3,811 to 4,228 SQFT once the terraces are counted. Two half-floor penthouses of more than 8,000 SQFT total sit at the top.
Private, access-controlled elevators open into each residence's entry foyer. Ceilings are 10 feet in the main living areas, glass runs floor to ceiling, and wide terraces with glass railings look out to the Gulf, Estero Bay or the golf course. Each residence also has its own climate-controlled storage room.
Which way you face matters a lot here. Bay-and-Gulf exposures and golf-course exposures live very differently, and the floor changes the view more than the plan does, so that's where I'd start.
The Island has its own private amenities, and every owner also joins West Bay Club, with its golf, beach and bay clubs. The developer says owners can start using the club while their residence is still under construction.

The Island Arrival Level
West Bay Club
West Bay Club sits on Estero Bay just off South Tamiami Trail in Estero, between Bonita Springs and Fort Myers. Coconut Point, Hertz Arena and Florida Gulf Coast University are close by, and Southwest Florida International Airport is an easy drive. Naples is about 30 minutes south.
The Island is set in a natural preserve inside the community, so you get bay and Gulf views with a gated club around you. Beach access comes through the West Bay Club Beach Club rather than a beach at the building's door.
"The Island gives you something rare in Estero: a new high-rise with Gulf views inside an established private club, with golf and a beach club already up and running. Now that the tower is at full height, the views from each floor are real, not projected. Every residence is a corner, so the decisions are which exposure you want, Gulf and bay or golf course, and how high you want to be."

You want golf, a beach club and an active social calendar without building a house.
You split time between homes and want private elevator entry and a gated club community.
You want to be close to Coconut Point, the airport and the beaches between Naples and Fort Myers.
Probably not the right fit if you want to walk out your door onto the beach, need to move in before mid-2027 or want to avoid club membership costs.

The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate The Island at West Bay Club alongside your other options, so you understand the residences, costs and timing before you commit.
I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. I know how great new construction gets built, and I bring that perspective to every buyer I advise.

New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
Yes. I'm based in Southwest Florida and help buyers with new developments from Naples to Miami, Palm Beach and beyond.
