It's two eight-story buildings with private lobbies, a 16-slip private marina on the bay and a full wellness club, with residences from two to five bedrooms.
Residences are priced from $3.7 million, and the developer anticipates delivery in the fourth quarter of 2027. This is my home market, and I'd love to help you think it through. Main living areas and master suites have ceilings up to 10 feet 6 inches, with glass walls opening to terraces, and kitchens come with a panel-ready Sub-Zero and Wolf appliance package.
The private marina on Outer Doctors Bay has 16 boat slips for select residents, plus a launch for paddleboards and other watersports. Two pools frame the day: a sunrise pool with a lap lane over the marina and a second pool on the sunset terrace. The wellness club adds a spa terrace with a cold plunge, steam and sauna, a private treatment suite and a fitness center with space for yoga and training.

3300 Gulf Shore sits on Gulf Shore Boulevard North, the stretch locals call the Miracle Mile, between the Gulf and Outer Doctors Bay. Fifth Avenue South and Third Street South are a few minutes south, and the bay gives boaters a direct route out to the Gulf.
"3300 Gulf Shore is a different idea from the big beachfront towers: two smaller buildings with a real marina on the bay side and a serious wellness program. The questions I help buyers sort through are which plan and exposure fit how they'll live, how the marina slips work, and how it compares with the other new waterfront options in Naples."

You want a private marina and quick water access to the Gulf.
You'll actually use the spa terrace, cold plunge and fitness club.
You want a few minutes to Fifth Avenue South and Third Street South without living downtown.
Probably not the right fit if you want to move in before 2028, a beachfront building on the sand or a starting price under $3.7 million.

The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate 3300 Gulf Shore alongside your other options, so you understand the residences, costs and timing before you commit.

New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
Yes. I'm based in Southwest Florida and help buyers with new developments from Naples to Miami, Palm Beach and beyond.
