Olana Naples Residences is a collection of just 12 estate-scale beachfront residences at 1121 Gulf Shore Boulevard North, developed by Kolter Urban and BH Group. Each residence has approximately 10,000 square feet of interior living space and about 80 feet of Gulf exposure, in a six-story building set between Gulf Shore Boulevard and the beach.
Residences start from about $32 million. At this level, the decision is less about finishes and more about which floor, which exposure and how the residence will actually be lived in, and that's where I can help. Start here before visiting the presentation gallery, and I'll show you how Olana compares with the other estate-level options in Naples.

Each residence is closer to a private estate than a condominium: about 10,000 square feet of interior living space, roughly 80 feet of floor-to-ceiling glass facing the Gulf and several deep terraces with summer kitchens. Private elevators open from the lobby or from each owner's own parking garage.
Inside, there are two kitchens, a Champalimaud-designed presentation kitchen and a chef's kitchen with Sub-Zero and Wolf, along with a climate-controlled wine room, a theater room and a private wellness suite with a steam room, dry sauna, cold plunge, therapeutic tub and fitness space.
With only 12 residences, the shared amenities are about the setting. A beachfront pool and spa sit in landscaped gardens with private cabanas and a path straight to the sand, and a lobby lounge opens to the pool terrace. The grounds include a formal arrival park and a meditation garden, with personalized concierge service for residents.

Olana sits on Gulf Shore Boulevard North, the stretch known as the Miracle Mile, on the former Bahama Club site. You're directly on the beach, with downtown Naples, Fifth Avenue South and Third Street South a short drive south.
"There are very few new residences in Naples at this scale, directly on the sand, with only 12 owners in the building. Buyers at this level are usually comparing Olana with a beachfront estate home, so I help them think through the real tradeoffs: privacy, maintenance, lock-and-leave convenience and how the floor and exposure they choose affect the experience."

You'd consider a Port Royal or beachfront estate but want lock-and-leave ownership.
You want a building with only 12 owners.
You want to walk from your building onto the Gulf beach.
Probably not the right fit if you want a large residents' club, a marina or a move-in date in the near term.
Get the current floor plans, pricing and availability, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate Olana Naples alongside your other options, so you understand the residences, costs and timing before you commit.
Start here before visiting the presentation gallery. I'd love to introduce you to Olana, help you understand which residence makes the most sense and show you how it compares with the other estate-level options in Naples.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
Yes. I'm based in Southwest Florida and help buyers with new developments from Naples to Miami, Palm Beach and beyond.
