9000 Gulf Shore Drive Naples, 34108
The Ritz-Carlton Residences, Naples is a 128-residence community on 6.2 acres along Vanderbilt Lagoon at Vanderbilt Beach, developed by STOCK Residences. It's five buildings rather than one big tower: two 12-story Tower Residences buildings, two mid-rise Bay Residences buildings on the marina and The Park Residences, with a 28,000-square-foot residents' club and a full-service marina shared across the community.
Select residences are offered from $4 million, and The Park Residences is the final release. This is my home market, and I'd love to help you think it through. Start here before visiting the sales gallery, and I'll help you narrow the buildings and residences that make sense and show you how they compare with the other Naples options worth considering.

Tower Residences. The two 12-story towers hold the three- to five-bedroom residences with Gulf views. Tower Residences start at more than 4,100 square feet with 10-foot ceilings, penthouses at more than 5,600 square feet with 11-foot ceilings, and grand penthouses at more than 8,800 square feet with 12-foot ceilings.
Bay Residences. Two mid-rise buildings, five floors of residences over parking, sit on the marina and boardwalk. These are three-bedroom homes of more than 3,000 square feet with 10-foot ceilings and terraces of more than 400 square feet.
The Park Residences. The final release is 20 three-bedroom residences in a five-story building beside the community's half-acre park, with its own rooftop pool. Plans run about 2,570 to 2,690 square feet of living area with 9-foot ceilings.
Across the community, residences have private elevator vestibules, floor-to-ceiling impact glass, covered parking for two cars and private storage.
The developer describes more than 50,000 square feet of indoor and outdoor amenities. The centerpiece is The Vanderbilt Club, a 28,000-square-foot residents' retreat with a waterfront restaurant, a library, a coffee lounge, a theater, a golf simulator and a game room. Outside, there's an elevated pool terrace with cabanas and a putting green, the park, and a full-service marina on the lagoon.
Ritz-Carlton-branded services include concierge, valet, doorman and porter service, with à la carte services like housekeeping and private chefs arranged through the concierge.

Marina & Service
The community sits on Vanderbilt Lagoon at Vanderbilt Beach in North Naples, with calm water for boating out to the Gulf. The Turtle Club, The Capital Grille and Fleming's are within a few blocks, Waterside Shops and Mercato are a short drive, and Fifth Avenue South and Third Street South are a drive south.
"This is my home market, and it's a different kind of Ritz-Carlton building: five boutique buildings around a marina rather than one tall tower. The real decision is which building fits how you'll live, a Gulf-view tower residence, a marina-front Bay Residence or the quieter Park Residences, and how that compares with the other new Naples options on your list."

You want a marina on site and calm water out to the Gulf.
You value Ritz-Carlton service and a full residents' club in a smaller community.
You want Vanderbilt Beach, Waterside Shops and Mercato close by.
Probably not the right fit if you want to walk to Fifth Avenue South, a single-family home or a starting price well under $4 million.

The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
Yes. I'm based in Southwest Florida and help buyers with new developments from Naples to Miami, Palm Beach and beyond.
