The Ritz-Carlton Residences, Estero Bay is a two-tower, 224-residence community on Estero Bay in Bonita Springs, inside London Bay's Saltleaf neighborhood. The South Tower is complete, the North Tower has topped out and is expected to open for occupancy in 2027, and both share about five acres of grounds with three pools, a lagoon and more than 36,000 square feet of indoor amenities.
Residences are offered from about $3 million. This is my home market, and I'd love to help you think it through. Start here before visiting the sales gallery, and I'll help you narrow the residences that make sense and show you how Estero Bay compares with the other Naples and Bonita Springs options worth considering.

There are six floor plans, from two-bedroom-plus-den residences of about 2,600 square feet to four-bedroom-plus-den residences of nearly 3,900 square feet, with penthouses at the top of each tower. Private elevators open directly into the residences, and the plans run from the entry straight out to the water through floor-to-ceiling glass.
The terraces are a big part of the appeal. Some are close to half the size of the residence, which changes how you actually use the home in Southwest Florida's climate.
Residents of both towers share the amenities. The centerpiece is The Oasis, an 8,000-square-foot clubhouse with the Sunset Lounge, a private dining room, a wine and whiskey room and a card room. Beyond the building, Saltleaf adds a 72-slip marina on Estero Bay, the Saltleaf Golf Preserve and a 144-acre nature preserve. The beach is part of the routine too: the Saltleaf Solstice, a captained resident boat shuttle, runs from Saltleaf Marina to Lovers Key Beach, a scenic ride of about 20 minutes.

Saltleaf & Service
Saltleaf sits on Estero Bay off Coconut Road in Bonita Springs, between Naples and Fort Myers. The bay opens to the Gulf for boating toward Sanibel, Captiva and Naples, the beaches at Lovers Key State Park are a short boat ride away, Coconut Point and Hertz Arena are close by, and Southwest Florida International Airport is about 20 minutes away.
"This is my backyard, and there isn't much like it here: a Ritz-Carlton-branded building directly on Estero Bay, with a marina and golf in the same neighborhood. The questions I help buyers work through are which tower and floor plan fit how they'll live, what the Saltleaf golf and marina access actually involve, and how it compares with the waterfront options in Naples."

You want to keep a boat close and get out to the Gulf, Sanibel and Naples easily.
You value Ritz-Carlton service and a full amenity program without a downtown address.
You want a lock-and-leave home that also works when you live here year-round.
Probably not the right fit if you want to walk to a downtown like Fifth Avenue South, to step out of your building onto the sand or a single-family home.
Get the current floor plans, pricing and availability, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate The Ritz-Carlton Residences, Estero Bay alongside your other options, so you understand the residences, costs and timing before you commit.

New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
Yes. I'm based in Southwest Florida and help buyers with new developments from Naples to Miami, Palm Beach and beyond.
