Naples Beach Club is the reimagined Naples Beach Hotel site: 125 acres in Old Naples with about 1,000 feet of white sand beach, a 219-room Four Seasons resort, a Tom Fazio-designed golf course and a Market Square village center. Woven through it are 153 private residences: 58 Beachside Residences along the Gulf and 95 Golfside Residences overlooking the course.
The Golfside Residences are the collection now being offered, from about $7 million. Start here before you contact the developer, and I'll help you narrow the residences that make the most sense and show you how Naples Beach Club compares with the other beachfront and branded options in Naples.

Naples Beach Club has two collections, and they suit different buyers. The 58 Beachside Residences sit steps from the sand in three buildings along the Gulf, designed as gracious single-family-style homes with open great rooms, multiple exposures and deep verandas.
The 95 Golfside Residences overlook the Tom Fazio course, with expansive verandas, golf and water views and, in many cases, private pools. They're a short walk from Market Square and the clubhouse, and they're the collection now being offered.
Interiors by Champalimaud Design lean on natural light and indoor-outdoor living, with open kitchens, integrated appliances, spa-style marble bathrooms and master suites that, in many plans, have their own entry foyer, walk-in closets and private outdoor space.
Owners live inside a working Four Seasons resort, with a private layer of residents-only amenities on top of it. Service is provided by Four Seasons, and the community program is curated by Discovery Land Company.

The Resort & Market Square
Naples Beach Club sits on Gulf Shore Boulevard North in Old Naples, on the site of the historic Naples Beach Hotel. You're minutes from Fifth Avenue South, Third Street South and the Naples Pier, and the beach is right outside. That combination is a large part of why this site has been a Naples landmark for decades.
"There isn't another place in Naples where you can own inside a working Four Seasons resort, on the beach in Old Naples, with a golf course outside your door. Most buyers today are choosing among the Golfside Residences, so the real questions are which exposure and plan fit your family, how you'll use the club and how it compares with Olana, Rosewood and the other beachfront options."

You want beach, golf, dining and kids' programs inside one gated community, with Four Seasons service.
You want a private course without giving up a beach and a walkable town.
You split time between homes and want hotel-level service when you're here and when you're not.
Probably not the right fit if you want a quiet, standalone condominium without resort activity, or a direct Gulf-front residence at a lower price point.
Get the current floor plans, pricing and availability, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate Naples Beach Club alongside your other options, so you understand the residences, costs and timing before you commit.
I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. I know how great new construction gets built, and I bring that perspective to every buyer I advise.
Start here before you contact the developer. I'd love to introduce you to Naples Beach Club, help you narrow the residences that make the most sense and show you how they compare with the other Naples options worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
Yes. I'm based in Southwest Florida and help buyers with new developments from Naples to Miami, Palm Beach and beyond.
