Mr. C Residences Boca Raton brings the Mr. C brand, created by Ignazio and Maggio Cipriani, to a 12-story address in the middle of downtown Boca. It's boutique by South Florida standards: 133 two- and three-bedroom homes, a Bellini Restaurant at street level, a dedicated spa and wellness floor, and a rooftop pool deck with a residents-only bar.
Residences start from about $1.95 million. If you want Boca's walkable downtown and hotel-style service without living in a hotel, it belongs on your short list. Start here before visiting the sales gallery, and I'll help you decide whether it belongs at the top of it.

Every home is either a two-bedroom or a three-bedroom. There are no studios or one-bedrooms, which tells you who Mr. C was planned for. Two-bedroom plans run about 1,522 to 1,781 SQFT interior with 2.5 baths, and three-bedroom plans about 1,904 to 2,869 SQFT interior with 3.5 baths.
Kitchens have custom Italian cabinetry, natural stone countertops and Wolf and Sub-Zero appliances. Homes have floor-to-ceiling windows, glass-railed balconies, solid-core wood doors and full-size laundry. Porcelain tile is standard, with an upgraded wood flooring option.
Garden-level homes on Level 4 share a floor with the wellness amenities and have roughly 500 to 1,400 square feet of outdoor space, depending on the plan. A handful of plans on Levels 10 and 12 have very large terraces. One thing to watch: the developer's plans show a "total living" figure that includes terraces, so compare interior SQFT to interior SQFT when you look at other options.
The amenities sit on three levels, and the service program is the real differentiator.

Services
Mr. C sits on SE 4th Street in downtown Boca Raton, in the walkable core near Royal Palm Place and Mizner Park. Restaurants, shopping, the Boca Raton Museum of Art and the city's main social scene are part of daily life here rather than a drive away. The Boca Raton resort, Lake Boca and the beaches of east Boca are nearby.
This is a downtown address, not a waterfront one. You trade direct water frontage for walkability and an easier lifestyle. Views vary by residence and floor, so look at the specific plan and exposure you're considering rather than the rooftop renderings.
"Mr. C Boca pairs a boutique 133-home community with real hospitality: Bellini downstairs, a full spa floor and staffed services. The real decision is whether downtown walkability matters more to you than direct waterfront, then choosing the plan and outdoor space that fit how you'll live."

Lock-and-leave living with concierge, valet and security on site while you're away.
Stay in town, walk to dinner and keep a true three-bedroom layout without the upkeep of a house.
You'll actually use the spa, the restaurant and in-residence dining, and you value that over extra square footage.
You want a smaller community, without the elevator waits and crowded pool decks of a large tower.
Probably not the right fit if direct waterfront, private beach access or a yard is high on your list.
Get the current floor plans, pricing and availability, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate Mr. C Boca Raton alongside your other options, so you understand the residences, costs and timing before you commit.
I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. I know how great new construction gets built, and I bring that perspective to every buyer I advise.
Start here before visiting the sales gallery. I'd love to introduce you to Mr. C, help you narrow the residences that make the most sense and show you how they compare with the other Boca and Palm Beach options worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
