327 Okeechobee Boulevard West Palm Beach, FL 33401
Mr. C Residences West Palm Beach brings the Mr. C brand, created by the Cipriani family, to a 27-story tower at 383 Okeechobee Boulevard in downtown West Palm Beach. It's a larger building than Mr. C in Boca: 146 one- to three-bedroom residences, a Bellini Restaurant and private members' lounge on the 25th floor and a Mr. C hotel rooftop pool and bar.
If you want downtown West Palm and hotel-style service at home, it belongs on your short list. Start here before visiting the sales gallery, and I'll help you decide whether it belongs at the top of it.

Features, plans and amenities are subject to change.
Residences have open layouts, floor-to-ceiling glass, 10-foot ceilings and private terraces, with city, Intracoastal and ocean views depending on the floor and exposure. Kitchens have Italian cabinetry, terrazzo countertops and Wolf and Sub-Zero appliances. Porcelain floors, solid-core wood doors and motorized shade provisions are standard.
Views vary a lot in a downtown tower. Choose the stack and floor first, then the floor plan.
The service program is the real differentiator here, and some of it sits on the hotel side of the building.

The tower sits at 383 Okeechobee Boulevard, on downtown West Palm Beach's main east–west corridor. Rosemary Square, the Kravis Center, Clematis Street and the Flagler Drive waterfront are all close by, and Palm Beach Island is just across the bridge.
This is a downtown building, not a waterfront one. You trade direct frontage for walkability and an easier daily routine.
"Mr. C West Palm puts a real hotel operation in the building: Bellini upstairs, a rooftop pool and butler and valet service. The decision is whether you'll use that service enough to value it, and whether a 146-home tower suits you better than a smaller boutique building."

Lock-and-leave living with concierge, valet and security while you're away.
You want to walk to dinner, the Kravis Center and the waterfront.
You'll actually use the restaurant, in-residence dining and butler service.
You know the Cipriani family's hospitality and want it at home.
Probably not the right fit if direct waterfront, a private beach or a small boutique building is high on your list.
Get the current pricing, floor plans and brochure, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate Mr. C alongside your other options, including other branded towers in West Palm Beach and Boca, so you understand the documents, costs and timing before you commit.
Start here before visiting the sales gallery. I'd love to introduce you to Mr. C, help you narrow the residences that make the most sense and show you how they compare with the other buildings worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
