Miromar Lakes Beach & Golf Club is a gated lakefront community in Southwest Florida with three miles of private beach, an Arthur Hills Signature championship golf course, a marina and a Beach Clubhouse on Lake Como. It's also the community the National Association of Home Builders named the #1 Community in the USA, and I spent 13 years with Miromar Development as part of the team behind it.
Three new neighborhoods are now selling: Positano Beach Club Estates from $6.9 million, Messina golf villas from $2.65 million and Nerano coach homes from $1.2 million. Start here before visiting the sales gallery, and I'll help you narrow the neighborhood, homesite and builder that make the most sense for you.

Positano is the beachfront neighborhood: fully custom, three-story Beach Club Estates with southern exposure for sunset views over Lake Como, a private neighborhood beach and boat dock, and room for infinity-edge pools and summer kitchens. Homes run from about 4,500 to more than 9,600 square feet, and it sits closest to the Beach Clubhouse, spa, fitness center and the 10,000-square-foot zero-edge pool.
Messina is a gated street of custom one- and two-story golf villas overlooking the second hole of the Arthur Hills course, with homes from about 2,500 to more than 5,000 square feet. You choose a villa lot and one of the community's preferred builders, and model homes are open to tour.
Nerano is the lock-and-leave option: 10 buildings of four coach homes each, set on a private lake beside a protected preserve. Lucca ground-floor homes are 2,369 SQFT under air: 3,105 SQFT total, and Savona top-floor homes are 3,060 SQFT under air: 3,802 SQFT total, with a private elevator and courtyard entry.
What sets Miromar Lakes apart is how much of the lifestyle is already built and running: the beach, the clubhouse, the marina and the golf course are all here today.

Water & Wellness
Miromar Lakes sits just off I-75 between Estero and Fort Myers, next to Florida Gulf Coast University and minutes from Southwest Florida International Airport. Coconut Point, Gulf Coast Town Center and the beaches of Bonita Springs and Fort Myers Beach are an easy drive, and Naples is about 30 minutes south.
It isn't on the Gulf. The water here is a private lake with its own beach, which means calm water, boating and no beach crowds, but not a Gulf view.
"I know Miromar Lakes from the inside. I spent 13 years with Miromar Development, including custom home sales here. The three new neighborhoods are very different decisions, so I'll help you sort out which one fits how you live, which homesite to choose and which builder to trust with it."

You want a beach, golf, boating and a real social calendar inside one gated community.
You want to choose your homesite and builder rather than buy a finished floor plan.
Nerano's coach homes give you the amenities without the upkeep of a house.
Probably not the right fit if you want a Gulf-front view, a walkable downtown or a condominium tower.
Get the current floor plans, pricing and availability, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate Miromar Lakes alongside your other options, so you understand the residences, costs and timing before you commit.
I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. I know how great new construction gets built, and I bring that perspective to every buyer I advise.
Start here before visiting the sales gallery. I know Miromar Lakes as well as anyone, and I'd love to help you choose the neighborhood, homesite and builder that make the most sense, and show you how it compares with the other options worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
