Infinity at The Colony is a 22-story, 96-residence tower inside the gated Colony at Pelican Landing in Bonita Springs, with views over the Gulf, Estero Bay, the golf course and the surrounding preserve. The Ronto Group developed it with Wheelock Street Capital, and it's finished: owners have moved in, and move-in-ready residences and furnished models are open to tour.
Residences are priced from the mid $2 millions to the upper $4 millions. Start here before visiting the sales gallery, and I'll help you narrow the residences and floors that make the most sense and show you how Infinity compares with the other Bonita Springs, Estero and Naples options worth considering.

Five floor plans run from three-bedroom, 3.5-bath homes of 3,075 SQFT under air: 3,745 SQFT total to four-bedroom, 4.5-bath homes of 4,102 SQFT under air: 5,047 SQFT total, and every plan adds a den. Every plan has a wide Gulf-facing terrace, and several add a second terrace to the east. A signature residence on the second floor pairs 4,082 SQFT under air with a private pool deck of nearly 2,900 square feet.
Private elevators, floor-to-ceiling windows and sliders, and ceilings of 10 feet 4 inches (except where dropped) are standard. Kitchens center on an oversized island with quartz counters and a Thermador package that includes a 36-inch, five-burner gas cooktop and double wall ovens. The grand salon and master bedroom have upgraded wood floors, baths have Grohe fixtures and each terrace has an outdoor kitchen with an Artisan gas grill, sink and NatureKast cabinets.
Every residence also comes with its own private two-car garage, one space wired for EV charging, and private storage in the garage or back of house depending on the plan. The view changes a lot with height: the plan sets the layout, but the floor decides how much Gulf you see. Because the tower is complete, you can stand in the residence and on the terrace before you decide.
Infinity has its own resort-level amenities, and owners are automatically members of The Colony Foundation and the Pelican Landing Community Association, which open up the community's beach and water amenities. Golf at The Colony Golf & Country Club is a separate, optional membership.

The Colony at Pelican Landing sits off Coconut Road in Bonita Springs, between Naples and Fort Myers. Coconut Point, Hertz Arena and the Gulf beaches are close by, Southwest Florida International Airport is about 20 minutes away, and Naples is an easy drive south.
"Infinity is one of the few new high-rises in Southwest Florida you can walk through finished today. That changes the conversation: we can compare actual views floor by floor and make the decision on what you see, not a rendering. The other piece is understanding how The Colony's memberships and fees fit together before you choose."

You'd rather buy a finished residence than wait two or three years for construction.
You want a gated community with golf, beach and marina amenities already in place.
You want three or four bedrooms plus a den, over 3,000 SQFT under air and a private two-car garage.
Probably not the right fit if you want a walkable downtown or a building directly on the beach.
Get the current floor plans, pricing and availability, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate Infinity alongside your other options, so you understand the residences, costs and timing before you commit.
I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. I know how great new construction gets built, and I bring that perspective to every buyer I advise.
Start here before visiting the sales gallery. I'd love to walk Infinity with you, help you narrow the residences and floors that make the most sense and show you how it compares with the other options worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
