The Residences at Shell Bay is a 20-story, 108-residence building inside Shell Bay, a private 150-acre golf and marina community in Hallandale Beach. Witkoff and PPG Development are developing it in partnership with Auberge Collection, which provides the residential services, with architecture by Kobi Karp and interiors by AvroKO.
Residences range from one to four bedrooms, priced from about $1.9 million. Start here before visiting the sales gallery, and I'll help you narrow the residences that make sense and show you how Shell Bay compares with the other club and waterfront options between Miami and Fort Lauderdale.

Residences range from one-bedroom homes to four-bedroom duplexes, most with wraparound terraces looking over the Greg Norman-designed golf course and the marina. Ceilings reach up to 10 feet, kitchens have marble counters and islands, and private or semi-private elevator entries, valet closets and service entries make the homes run like hotel suites.
Residences come with a custom furnishing package and a hotel-serviced mini bar, and select penthouses add private outdoor space with plunge pools.
Shell Bay is built around its club. The community includes a championship golf course with a 12-acre practice facility and nine-hole par-3 course, a 48-slip private marina, a Racquet Club with clay, pickleball and padel courts, and an 18,000-square-foot spa and fitness center.

Auberge Services
Shell Bay sits on the Intracoastal in Hallandale Beach, between Aventura and Hollywood, with Gulfstream Park and Aventura Mall close by and both Fort Lauderdale and Miami airports within reach. It's one of the few places in South Florida where you can have a new private golf course and a marina at your door.
"Shell Bay is really a club purchase as much as a residence purchase: golf, a marina and Auberge service in one gated community. What I help buyers sort out is how club membership and ongoing costs work, which views fit them, golf or water, and how it compares with the branded towers in Aventura and Fort Lauderdale."

You want a new private championship course and practice facility steps from home.
You'd keep a boat at the private marina and use the Intracoastal.
You want a furnished, hotel-serviced home that's easy to leave for part of the year.
Probably not the right fit if you want to be on the beach, in a walkable downtown or in a building without club-oriented living.

The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate The Residences at Shell Bay alongside your other options, so you understand the residences, costs and timing before you commit.
Start here before visiting the sales gallery. I'd love to introduce you to Shell Bay, help you narrow the residences that make the most sense and show you how they compare with the other club and waterfront options worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
