Naples has more significant new construction underway than it has had in years. Most of it falls into four places: the beachfront and bayfront along Gulf Shore Boulevard, Vanderbilt Beach and North Naples, Pelican Bay and downtown around Fifth Avenue South. Starting prices for the projects below run from about $2.2 million to the low $30 millions.

Each one suits a different buyer. The right choice depends less on finishes and more on setting, timing, size and how you want to live. I'll help you sort that out before you start visiting sales galleries.

Where Naples New Construction Is Happening

Gulf Shore Boulevard: beach or boat

The stretch of Gulf Shore Boulevard North between Old Naples and Park Shore is where most of the highest-priced new construction is. The beach side has Olana and Rosewood Residences Naples, with the Four Seasons Residences at Naples Beach Club just south in Old Naples. The bay side, with boat slips, has 3300 Gulf Shore and Harbour House. I compare all of them side by side in Gulf Shore Boulevard New Construction: Beach or Boat.

Vanderbilt Beach and North Naples

The Ritz-Carlton Residences, Naples sits on Vanderbilt Lagoon with a residents' club and a marina, with closings scheduled from summer 2026. Kalea Bay is finishing its final tower off Old Coast Road. Both suit buyers who want water, amenities and an easier drive north toward Bonita Springs and the airport.

Pelican Bay

Epique adds a new 19-story tower to Pelican Bay, a community many buyers already know for its private beach access and established amenities. It suits a buyer who wants a new residence inside a proven neighborhood.

Downtown Naples

The Residences at The Avenue puts new residences on Fifth Avenue South, and AVRA at Metropolitan Naples is on the edge of downtown near US 41 and Davis Boulevard. These are for buyers who would rather walk to dinner than drive to the beach.

New single-family communities

Not every buyer wants a condominium. Palisades at Seagate in North Naples offers new custom homes, and a few established golf communities still have new construction. I'll help you weigh a new home against a new condominium if you're open to both.

How I'd Approach Naples New Construction

Start with setting: beach, bay, lagoon or downtown. Then be honest about timing. Some of these projects are closing now and some won't deliver until 2028 or 2029, and that changes how long your deposit is committed. Size and price come last.

I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. I know how these projects are planned and sold, and I use that to help buyers compare them clearly.

What Buyers Should Know

  • Pricing moves. Developers release residences in phases, so the starting price you see online may not be the residence that fits you. Start here for the current picture.
  • Compare like measurements. Compare under-air SQFT to under-air SQFT across buildings.
  • Ask about ongoing costs. Association fees, club fees and insurance vary widely between projects. I'll help you line them up side by side.
  • Have the contract reviewed. Consider having a Florida real estate attorney review the purchase agreement before signing.
