Gulf Shore Boulevard New Construction: Beach or Boat?

Gulf Shore Boulevard New Construction: Beach or Boat?

The short answer: if you want the sand, the new beachfront choices on Gulf Shore Boulevard are Olana, Rosewood Residences Naples and the Four Seasons Residences at Naples Beach Club. If you want a boat behind your home, look at 3300 Gulf Shore, Harbour House and, a little later, 2020 Gulf Shore on the bay side. Starting prices run from $3.7 million to the low $30 millions.

That first decision, beach or boat, narrows the list faster than anything else. After that, it comes down to size, timing, how much service you want and how many neighbors you want to share the building with. Here's how I'd think it through.

If You Want the Beach

Olana may make sense if you want an estate home with a building around it

Twelve residences, each around 10,000 square feet, directly on the sand. At this level the building behaves more like a private estate than a condominium, and the decision is about floor, exposure and how you'll actually live in the space. It's also the longest wait of the beachfront group, so it suits a buyer who is planning ahead rather than moving soon.

Rosewood Residences Naples may make sense if you want beachfront and the earliest move-in

Forty-two residences with Rosewood residential services, close to downtown, and completion is expected at the end of 2026. Residences start around 4,200 square feet under air, so it reaches buyers who want beachfront service without needing an Olana-sized home. If timing matters to you, this is the one to look at first.

Four Seasons at Naples Beach Club may make sense if you want resort life, not just a residence

This is a 125-acre resort community with a Four Seasons hotel, restaurants and a Tom Fazio golf course. The Golfside Residences are the current opportunity, expected in 2029, and they trade a beachfront address for golf views and the full resort around you. Be clear about which collection you're comparing, and ask how club access and costs work before you choose.

If You Want a Boat

3300 Gulf Shore may make sense if you want the widest range of choices and a marina

At $3.7 million, it's the lowest entry point on this list, with 51 residences from about 2,000 square feet to full-floor-scale penthouses and a private 16-slip marina. It gives you more ways to get the residence right, and it delivers before the other bayfront projects.

Harbour House may make sense if you want something closer to a single-family home

Only 14 residences, each with a private elevator, a garage and a pool or spa, plus optional boat slips with Gulf access through Doctors Pass. It's the quietest building on this list, and that's the point. Slips are sold separately, so I'll help you plan the full cost of the residence and the slip together.

2020 Gulf Shore is worth watching if you're not in a hurry

A small bay-side project in The Moorings with boat slips and Gulf access. It's still in design, so pricing and plans aren't out yet. If it's on your radar, start here and I'll keep you updated as details are released.

How I'd Narrow It Down

Start with beach or boat. Then decide how soon you want to be in, because delivery on this list runs from late 2026 to 2029. After that, compare size the same way across buildings. One developer's interior figure isn't always measured like another's, so compare under-air to under-air before you compare price per square foot.

I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. Evaluating new construction from the developer's side is a big part of how I help buyers compare these projects.

What Buyers Should Know

  • Timing ties up your deposit. The longer the build, the longer your deposit is committed. I'll walk you through the deposit structure for each project.
  • Boat slips are often separate. Ask whether a slip comes with the residence or is sold on its own, and what it costs.
  • Compare like measurements. Compare under-air SQFT to under-air SQFT.
  • Have the contract reviewed. Consider having a Florida real estate attorney review the purchase agreement before signing.
