Based on sales and data from the Southwest Florida MLS and public records between January 1 and October 12, 2026. The August report covered March 12 to August 27, 2026, so sold figures cover different periods. Data is deemed accurate but not guaranteed.
What Changed
- Sales are up about 60% year over year. 66 homes sold through October 12, compared with 41 over the same period in 2025.
- Fewer homes to choose from. 32 homes are for sale, about 29% fewer than the 45 available a year ago.
- Pricing is holding. The average sold price of $1,632,889 is close to August's $1,640,338, while the average active list price eased to $1,604,614 as some higher-priced homes sold.
- Larger homes and condos led the way, though newer, renovated and well-prepared homes of every size found buyers.
Homes for Sale and Recent Sales
The highest-priced home on the market is a five-bedroom estate in Lugano listed at $8,750,000. The next-highest listings run from $2,350,000 to $3,390,000, in Verona Lago, Villa d'Este, Portofino, Cassina and Costa Amalfi.
The strongest sales this year came from Salerno, at $5,900,000 in July and $3,890,000 in April, followed by Sardinia at $4,900,000 in June and Murano at $3,900,000 in September. The eight highest sales of the year closed at an average of about 94% of their list price, and two sold at full price.
Homes are taking a little longer to sell, averaging 109 days, so pricing and preparation still matter.
New Construction at Miromar Lakes
Buyers who would rather build new have three neighborhoods to choose from: Positano Beach Club Estates from $6.9 million, Messina golf villas from $2.65 million and Nerano coach homes from $1.2 million. I compare all three, and how they stack up against resale, on the Miromar Lakes New Construction report.
What It Means for Buyers and Sellers
For buyers: with fewer homes to choose from and more buyers in the market, the well-prepared homes are the ones going first. If you're coming down for the season, have your financing ready and know which enclaves fit you before you tour.
For sellers: I'm working with more buyers right now than there are homes that fit them. If selling has crossed your mind, this is a good season to talk about pricing and preparation, because updated, move-in-ready homes are getting the strongest interest.
I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. I know this community from the inside, and I'm always happy to talk through what the numbers mean for your home.
