The Ritz-Carlton Residences, South Beach is a boutique collection of 30 oceanfront residences at 1671 Collins Avenue, next to Lincoln Road. Residents get their own lobby, pool and fitness center, plus direct access to The Sagamore and the beach club, pools and spa at The Ritz-Carlton, South Beach.
Very few new buildings on South Beach are this small or this directly on the sand. Start here before visiting the sales gallery, and I'll help you find the residence, floor and exposure that fit how you'll use the home.

Features, plans and amenities are subject to change.
The developer calls them beach houses in the sky, and the layouts back that up. Most residences have private elevator entry, wraparound terraces with glass railings and panoramic ocean views. Ceilings are 10 feet, floors are French white oak and every kitchen and bath is finished in hand-selected natural stone.
Kitchens by Studio Munge have Bianco Rhino marble, honey oak cabinetry and a full Gaggenau suite, with wine storage in most residences. Master baths are wrapped in Covelano marble, and most have a freestanding tub facing the water. The two duplex penthouses add private rooftop terraces with their own pools and outdoor kitchens.
There are two layers here: a private residential program inside the building and the hotel's amenities next door, some of which are billed separately.

The building sits at 1671 Collins Avenue, directly on the beach and next to the shops and cafés along pedestrian Lincoln Road. Everything South Beach is known for is close, yet the residences sit above a quiet stretch of sand with their own entrance and lobby.
Owners also receive benefits at more than 700 hotels in Marriott International's luxury portfolio, including The Ritz-Carlton, St. Regis, EDITION and JW Marriott.
"With only 30 residences, the choice comes down to the specific home: exposure, floor and terrace size matter more here than in a big tower. I'll help you understand which hotel services come with ownership and which are billed separately, and how the numbers compare with the other oceanfront options on Miami Beach."

You want a small building with a private lobby and very few neighbors.
You'll use the beach club, dining and Ritz-Carlton services regularly.
You want 24-hour staff and valet looking after the home while you're away.
You want to walk to Lincoln Road and still wake up on the beach.
Probably not the right fit if you want a quiet residential neighborhood away from South Beach, or a large tower with a deep resale market.
Get the current pricing and availability, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate The Ritz-Carlton Residences, South Beach alongside your other options, including the other oceanfront buildings in Miami Beach, so you understand the documents, costs and timing before you commit.
Start here before visiting the sales gallery. I'd love to introduce you to the project, help you narrow the residences that make the most sense and show you how they compare with the other oceanfront options worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
