Rockwell Island Bimini, Bahama
Banyan Tree Residences Bimini is a collection of 54 private waterfront homes at Banyan Tree Bimini Resort, 48 nautical miles east of Miami Beach. Each residence is designed by Chad Oppenheim of Oppenheim Architecture, sits directly on the water with its own dock and infinity pool, and comes fully furnished, with the services of the Banyan Tree resort next door.
Residences have been offered from about $3.5 million. Start here before you talk to the sales team, and I'll help you narrow the layouts that make the most sense and show you how Bimini compares with a South Florida waterfront home.

There are five layouts, each with three or four bedrooms and interiors that start between about 2,693 and 3,226 SQFT depending on the plan. Every home sits directly on the water with private dockage of 96 to 150 feet and its own 15-by-35-foot infinity pool.
Oppenheim Architecture designed both the architecture and the interiors, and Raymond Jungles designed the landscape. The look is open-air and minimal: deep overhangs, walls of glass that slide away and living spaces that open straight onto the pool deck and the water.
Lot sizes vary by layout, so the specific homesite and its water orientation matter as much as the floor plan.
Owners live alongside Banyan Tree Bimini, a 50-key resort with overwater and beachfront bungalow suites, and the on-site Bonito Beach Club. Residents also receive a lifetime, transferable Banyan Tree Sanctuary Club membership with benefits at Banyan Group properties worldwide.

Residence Services
Bimini is the westernmost chain of islands in The Bahamas, 48 nautical miles east of Miami Beach. Access includes a new helipad, scheduled seaplane service from South Florida and the developing South Bimini International Airport, which makes it a realistic weekend home for a Miami, Fort Lauderdale or Palm Beach owner. By boat, it's a classic crossing for anyone who already keeps a boat in South Florida.
"Bimini works for a very specific buyer: someone who loves the water, already spends time in South Florida and wants a true island home with a dock and resort services, without a long flight. The questions I help buyers work through are how they'll get there, how often they'll realistically use it and whether the rental program fits their plans."

You want a home with a private dock a short crossing from South Florida.
You want an island escape you can reach for a weekend, not just a vacation.
You want a fully furnished home with a resort, beach club and staff next door.
Probably not the right fit if you need a full-time home on the mainland, want to be in a city or aren't comfortable buying outside the United States.
Get the current floor plans, pricing and availability, then let's look at which residences actually make the most sense for you.
The onsite sales team works directly for the development, and they know this property better than anyone. Alvarez Group's role is different. We give you independent guidance to help you evaluate Banyan Tree Residences Bimini alongside your other options, so you understand the residences, costs and timing before you commit.
I spent 13 years with Miromar Development and was part of the team behind Miromar Lakes Beach & Golf Club, named the #1 community in the USA by the National Association of Home Builders. I know how great new construction gets built, and I bring that perspective to every buyer I advise.
Start here before you talk to the sales team. I'd love to introduce you to Banyan Tree Residences Bimini, help you narrow the layouts that make the most sense and show you how island ownership compares with the other waterfront options worth considering.
New Construction Buyer Representation
You don't have to. The onsite sales team works directly for the development. Having your own advisor means having someone focused on you, who can compare the project with your other options and help you understand what you're signing.
No. On new developments, the developer pays my fee, not you. My role is to help you evaluate the options, negotiate the strongest price and terms possible and save you money along the way. You get independent guidance without adding to your cost.
I can give you the current picture on pricing, availability and floor plans, help you narrow the residences that make sense and show you how the project compares with others worth considering. When you're ready, I'll make the right introduction.
Before your first visit. You’re always allowed to have representation. The key is whether the developer will pay your agent’s fee. Most developers require your agent to register you before or during your first visit. If you tour the community on your own first, the developer may no longer agree to compensate an outside agent afterward.
Often no. Many developers have a registration policy that requires your agent to be registered before your first visit. Once you've toured on your own, the window can close.
Comparing projects and residences side by side, explaining the purchase agreement and deposit schedule, evaluating upgrades and incentives, and keeping the purchase on track from contract to closing.
Skipping key inspections, overpaying for upgrades that don't add resale value, missing incentives or credits, and overlooking community fees or restrictions that surface later in the process.
These contracts are written to protect the developer's interests. They're individually written and vary from project to project. I'll walk you through what matters. Consider having a Florida real estate attorney review the purchase agreement before signing.
